Does the perfect house exist?
How many times have you work with a client that has a list of must haves in their new house? I'd must admit, I encourage my clients to write down what they want in a house. I also explain that in many cases we won't be able to find a house that has everything you want in it. I encourage people who have a specific list of wants and needs to build their dream house.
How many of these buyers are willing to compromise? I find in most cases, it's all a matter of cost. How much are you willing to pay vs. how much can you afford? This reasoning works for about 90% of my clients. Some people believe they must have everything on their list or they can't buy a specific house.
How do you explain the perfect house to your buyers? I try to explain that the fun of buying a home is to make it what you want because we are all unique in our wants and needs. HGTV would be an utter failure if everyone could find their specific dream house without remodeling.
Do you find first time buyers to be more idealistic about their dream house then seasoned buyers? I thought this to be so until such time as I met a client who had been promissed. I'm sure you know this client. This is the buyer, who last time the couple bought a house, that had to compromise. Their husband or wife promised that next time we buy a house, you can have that bay window, three car garage or gourmet kitchen. It is amazing how people's memory stays intact when it comes to a specific promise. Who do you think gets put in the middle in such an argument?
