I just love when buyers call the listing agent and the first thing they say is "I have

a agent, or I cant find my agent, will you show me the property"

I also say in a polite manner if you have a agent "work with them", they always

seem frustrated with my response.

Stick with your agent or find another agent who is available.

What are your thoughts?

I agree for the most part. But there are cases when the buyer isn't really happy with their agent for a number of reasons. If it's bad enough, they may decide to sever that relationship. Until they do though I wouldn't be stepping into that hornet's nest.

Jim - OY VEY!!!  Have I ever heard this one a lot.  As an NMLS licensed MLO who also has a CA DRE license, many of my borrowers who have MIA Realtors/agents will call me with real estate questions and tasks.  While I can sympathize with them for just wanting to ask a few questions and getting the total brush off from their agent or the run-around from the agents "team" (what good is a team that can't answer questions), running MLS searches and making calls to LAs is the duty and responsibility of their Realtor/agent, not their MLO.

While I will often fulfill these requests for my clients, I can't help but question them on why they chose the Realtor/agent they did.  Sometimes, I may even advise them that if their Realtor/agent is too busy to return phone calls and help them, maybe they should think about getting another Realtor/agent who is more customer service oriented and more accessible to answer questions and basically, do their job.
