Here are some simple home staging tips and suggestions that you can implement in your home, or pass along to your clients, to ensure a quick sale!
STEP 1: A staged home is decluttered
Pull out anything that doesn’t fit in with the primary purpose of the room. Remove family pictures. small knick knacks, and collections, they are all distractions. As a general rule, if it is smaller than a softball you are probably better off boxing it up.
STEP 2: A staged home is clean
Cleaning the property takes time but not a lot of money. It is the most important step in getting a property ready for the market. Pay special attention to bathrooms and kitchens.
STEP 3: A staged home is in excellent repair
Get everything in working order. If you think it is too expensive...bothersome... inconvenient…etc for you to take care of ,just imagine what a prospective buyer will think about it.
STEP 4: A staged home is ready for it’s public debut
Now that your home is de-cluttered, clean and in great repair you want to focus your attention on putting the room back together. When I stage a room I start by getting the main pieces of furniture in place, next I add rugs, then lighting and finally accessories.
Step 5: A staged home looks great in photographs
For you to see your property in the same way that a buyer will see it, stand at the entrance to each and every room of your home and take a picture.Taking a picture works much better than just standing in the doorway and thinking about the room. Keep in mind that a picture on the MLS is also how most prospective buyers will first see the property.
