Hey buyer the market does seem to be changing in Boise

Dear buyer.....Last year when I took you out I seemed to only show distressed housing.....You could stop and think for a month or two on a property and it would still be there....You could underbid and be taken seriously....It was the ultimate buyers marker.....

 

First it started with the REO property under $100k....  It started in early 2011....multiple bids...property was bid up to significantly more than the asking price....  Underbidding seemed to be a thing of the past.....I started questioning listing agents more and more about offers....By March REO property was being sold for 107% of asking price.  Then the short sales started getting offers.....The inventory shrunk.....Finally houses under $150K with homeowners with equity started moving....The well priced home is not staying active very long....Overprice your home and it will be there forever....

A few weeks ago I showed a buyer many homes....By the time they made the decision there was only one of the homes on the market.  It was the one they wanted.  

 

I am trying to educate my buyers to the changing market place.  I am discouraging underbidding on the REO's that just come on the market....I am encouraging speed.....The market seems to be rising and he who hesittates is often lost....

Buyer we found a home it has an issue that the seller will deal with.....The inspector, the mold guy, the contractors all agree that it is not very serious and can be dealt with..... It is the home you love best...It is perfect for you.... All new everything.....I will probably have difficulty finding a better home for you.  The next home will have issues too....Maybe not the same one but it will have issues...Should I take you to new construction?  I meet with you today to probably cancel the contract....  We will start looking again....I hope I can find you a home that is as well kept as this one....

Amen! fellow Idaho realtor!  I've been seeing the same thing.  In one of the national newletters it was even mentioned that Boise is a seller's market now.  Still has to be priced right, but you definately want to come in strong and not ask for much. 

Hope your buyer takes heed, if not youll find them something else.  Having my clients use LisitngBook does help that end of things.  They can see immediately for themselves (therefore it's not your fault) how fast properties are going.  I sit next door to Brent King and Kelsey Lyon who list Fannie Maes so I knpw firsthand that most of them get offers within a day or so of listing.

I have been impressed with Coleman Homes - quality and pricing.  I don't do much new construction but did sell a really pretty one in Middleton - they are also building in Meridian.  Best of luck!
