Statistics for Brevard County FL Real Estate, September 2011...

Currently there are:

3271 residential listings for sale

1210 rental listings available

 888 condos for sale

 237 townhouses for sale

  94 income producing properties

2269 vacant parcels for sale

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 731 new listings.

There were 357 sold listings.

Average sales price was $130,319.

Highest price sold was $773,000.

Lowest price sold was $ 600.

Average days on the market were 132.

For single family residential units only:

There were 521 new listings.

This is a decrease of 7.13% from September 2010 of 561 new listings.

There were 295 sold listings.

This is a decrease of 6.05% from September 2010 of 314 sold listings.

The average sale price in September 2011 was $137,301.

This is an increase of 2.04% from September 2010 of $134,561.

Average days on the market were 123, a 6.03% increase from September 2010 of 116 days.

Brevard County only saw a 6.05% decrease in properties sold from September 2010 to 2011.  And, we noticed a 2.04% increase in average sales price from last year.  It appears that we are experiencing a bit of stability in our market. Prices are not dropping like they previously had been and properties are steadily moving off the market.

We currently have a large number of investors and some second/vacation home buyers in the market. Buyers have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches.  Today, Brevard prices are relatively inexpensive compared to neighboring cities in Florida.

Hey Kevin, I was tickled to see the 2.04% increase.  Although we have seen some stability in the market, now we are finally seeing an inching up of average sales prices. Let's keep our fingers crossed that things will continue in this direction.

Gary, Ahh, you see, 2 market reports in 2 days... pretty good, huh?  Lol  Like riding a bike, you know I have to think of when the last time was that I was on my bike.  Hmmm... need to hop back on it (my sisters and I used to ride 18-20 miles, 5 days a week - loved it).  It is a great time to buy. We are seeing a bit of a shortage of good clean affordable houses for sale right now.  I am sure you have noticed the same thing. Thanks for the kudos, friend!

The quantity of sold listings declining is troublesome and I wish it increased. With the winding down of the space program Sandy it does make you wonder where things will be one year from now? Sometimes the increase in sales price is from higher value properties mixed in. i think the key number is total properties sold cause each represents activity. Activity needs to increase in a flourishing economy.

Gary, It will be interesting to see what effect the Space Shuttle program will have on our market down here in Melbourne. You're right, we don't yet know what the trickle down effect is going to be.
