84105…..Somewhere in between Sugar House and Sugar Hood, perhaps it’s the best area for home owners in the State of Utah. Read on friends: I did my last blog on the differences between Sugar House (84106) and Sugar Hood (84115) I did leave out Sugar Houses Somewhere in between (84105) So without further adieu…. According to Realty Trac there are 12 foreclosures in 84105 meaning there are 1 in every 982 homes that received a foreclosure notice. 84115 had 53 actual foreclosure filings with 1 in every 228 homes receiving that awful notice. There are 38 actual foreclosures in 84106 meaning 1 in every 433 homes received the foreclosure notice. There are currently 137 single family homes available in 84105 with prices ranging from about $100K to $365K. 22 of those homes sold in the last 30 days, meaning if no other homes came on the market you have a 6.23 month supply of homes on the market. Just so you know it is considered a level market when you have between a 3-6 month supply of homes. So that’s great news for 84105, along with the fact that they have one of the lowest levels of foreclosure rates in any zip code throughout the state of Utah. There were an additional 29 homes that came on the market, however 19 homes had moved into under contract status in that same time period. Good news again. So what’s our average sales price in 84105? Answer-$223,445 for the last year and surprisingly if I go just 90 days the average price is $226,268. Does this mean that we’re seeing an uptick in sales and possibly some appreciation in 84105?
