Home sellers are finding that decluttering and maintaining their home while it's on the market is key to getting a home sold today, besides an agressive sales price. 

Coletta has compiled a list of things to do to market your home in any area of the country.

Every seller wants to sell their home fast and for top dollar. The best way to sell your home is to disassociate yourself with your home. I know that may be difficult, but try to make the decision to let go of your emotions and focus on the fact that your house won’t be yours any longer. The following tips are tried and true. They will help you make your house irresistible and help you look toward the future!

De-Clutter – Pack up the family heirlooms, knickknacks and personal collections. You want buyers to imagine themselves in your home. Your clutter will distract them from saying “I can see myself in this home.” 

Make Minor Repairs – Patch holes in walls, fix leaky faucets, and fix doors that don’t close. Also, re-caulk tubs and faucets. 

Bring Out The Paint - Don’t give buyers any reason to remember you as the house with the lime green bathroom. Consider painting your walls neutral colors. This will let the house speak for itself, not the walls and will help people imagine themselves in your home.  

Make the House Sparkle! – Wash windows, rent a pressure sprayer and clean off your sidewalks, polish chrome faucets and mirrors, wax your floors, and clean out your microwave and refrigerator.  

Rent a Storage Unit – Don’t leave all of your boxes sitting in your garage. You need to show buyers that your home has space so if you feel like you have too much, put it in storage!  

Make Your House Smell Amazing – Believe it or not, our sense of smell leads our senses. We remember smells above all things. Make your house smell amazing. Burn candles during the showing and make sure air fresheners are throughout the home. Subtle smells like vanilla are the best way to go. 

Replace – Replace worn rugs, hang fresh towels, replace cabinet handles with updated ones, and replace old light fixtures. 

Bring Your House Up-To-Date – Modernize your home as much as possible. Styles change and people change. If you have a lamp from the 1970s, you need to get rid of it. You need to appeal to the masses.

Organize Cabinets & Closets – People snoop. Make sure your closet is organized as well as all of your drawers. Make sure all of your dishes are facing the same way and make sure your pantry isn’t dirty or cluttered.  

Check Curb Appeal – First impressions are everything. Make sure your house looks its best when your buyer drives up to it. Trim your bushes, plant flowers, and invite them into your home!
