Portland Real Estate Inventory is Down

The numbers don't lie. I had a sense, as did some of my Portland Buyer clients that there, currently, does not seem to be an abundance of property for sale in the Portland Metro market place. I did a little research, pulled up some numbers, crunched a few years to get a feel . . . and yup . . . the level of real estate inventory on the Portland market is low.

How is the Monthly Inventory Calculated?

"Inventory in Months" is calculated by dividing the Active Listings at the end of the month in question by the number of Closed Sales for that month. A little like an "absorption rate" only this summarizes the level of inventory in the current Portland market.

What Does This Mean?

For Buyers:

  • Looking for property is not slim pickings . . . but the level of condition, price and location will mean COMPETITION
  • The more "wants / needs" (criteria) you have, the less inventory there will be.

For Sellers:

  • Perhaps it's time to put your property on the market. If you have a property in good condition, good location and price it right . . . it will sell!
  • Serious Buyers ARE OUT THERE!!

In our area, more owners of UNsold listings are electing to rent their local homes.  We have a good inflow of new hires to UVa and several other large employers and they are hiring from all over the country....those rental prospects are HOMEowners elsewhere!

Our youngest son just recently was looking for a home to buy ... and he certainly found what you say is typical for buyers to be very true.  There WAS a formidable number of homes for sale in the area in which he was interested.  But he and his wife had a list of items that they wanted in a home, so the field was greatly narrowed.  Condition of the homes themselves varied greatly, with many sellers apparently not caring to take any steps to prepare their homes for sale.  I, even being in the industry, was taken aback at that discovery.  With all the information and stress placed on condition by media and agents, I somehow thought that message would be taken more to heart.  Keep up the graphs, the info, the preachin' Carla ... the lesson still needs to be heard!

Hi Paula . . . not so great, it doesn't necessarily mean that inventory is low because of SOLDS.  I should do another one showing sales to compliment this.

Hey Tammy -- it's a dip.  I wanted to get it done but Oct. Nov. and Dec. aren't in yet.  I wonder about that too.  Maybe I'll do another year's end.

This is a great visual presentation and so easy to get a picture of the market inventory. Are you seeing any (supply and demand) correlation to sales prices over the past few months as inventory continues its downward trend?

Hi Rene . . . amazingly prices are not trending up at all.  Holding or dropping price.  But buyers aren't driving the market now.  And we're getting into the slower season too.

It is unusual that inventory drops and prices do also.  Maybe not unusual, the market has done such bizarre things in recent years that there probably is no unusual anymore.  Nifty graphs!

Interesting, that's why I asked. The Portland market and the Seattle market are very similar. There are just a few sales in pocket neighborhoods where the prices ticked up just a little the past couple of months. Overall, the trend is similar.

Love the graph.  I'm sure its a relief to see DECREASING inventory.  It indicates that the end of the insane buyers market may be looming.
