There is a common thread with the sellers who successfully sell their homes when they work with me. They listen to what I say and let me do my job. I recently had the misfortune of working with some sellers who, when I met them, told me "we need a bigger house and need to sell this one." I went through my complete listing presentation which included market data, absorbtion rate, etc. They wanted to price there home a bit high but agreed, in writing, to a price adjustment after 2 weeks. Sounds great, right? Then the sellers turned into Mr. and Mrs. Hyde. First, they became very difficult about allowing showings. Out of 7 buyers agents who tried to show the house, only two were permitted. Miraculously, the second Realtor submitted an offer which was 93% of their list price. Their response was to come down $500 nothwithstanding my advise that I did not think the house would appraise in that amount supported by market data. Although the buyers were suprised by this, they came up to 97% of list price. Sellers response: "we want to think about it." Buyer's response: @#$% you!
Thirty days went by and, although there were two attempted showings, sellers again, did not cooperate. They also reneged on the agreed price adjustment. After that, I suggested that they take their house of the market as I told them that "this is not the market for you." Two weeks after my request to end our relationship, they reutrned my sign and lockbox. I am glad to be rid of them. If sellers won't listen to me and the market and won't cooperate with showings or honor their agreements with me, then I cannot help them.
