Miracles come in different shapes and size, some are small, some are much larger, some deal with life and others with healing. When you deal with a short sale in the Manchester NH area, you often have a family looking to stay out of foreclosure or bankruptcy, but at the end of the day, they will be forced to move from the home they love.

When looking at a short sale sometimes people throw around the words "needing a miracle" to get this approved very loosely. Not all short sales require miracles, they simply require an experienced listing agent and negotiator to make them work. The miracle is needed when they are not submitted or negotiated properly.

I meet with at least  one home owner every week who are in a position that they need to sell their proprerty but just owe so much more than the house is currently worth. Not all are able to complete a short sale as they waited too long or do not have a verifiable hardship.

There are times though, when i meet with someone who has faced great hardship, that nothing has gone right for, that illness has changed their lives. This one particular couple had tried twice before to try and short sale their home, the first agent they signed with claimed to be "a short sale specialist" although they never completed a short sale. After over 6 months the owners fell deeper in in a hole. They then hired " a pre-foreclosure" specialist who took another few months of their time with no accomplishment and put them into foreclosure.

I was refered to this home owner, i went to see the home, it was neat as a pin with alot of recent upgrades. The key question was asking them what their hardship was. What is the reasoning for having to sell. It is common to not want to ask certain things for fear of hearing the answer. As a professional i try and keep emotion out of all aspects of my job, i could not help to be heartbroken with every word they spoke. The people who took advantage of them, the illness that fell on them and having  to move their older parents under one roof to care for them and now facing losing their home.

I had given them a list of things i needed and told them to contact me when they had them. i went back and pulled the tax card, deed and completed a BPO. Within 2 hours they called me that they had everything together. One of my first thoughts is always that a short sale is not working becuase the owner is unwilling to work with the owner.  With this listing, the short sale looked as common as one can be. What would happen to this family though if it sold? what would happen if they got foreclosed on? Either way they lose their home, Either way they are moving out of state. Every agent before didnt seem to care, they just wanted the sale.

I sat with them and wrote down their goals as opposed to their needs. I thought to myself it will take a miracle to get things to work for them. I could not just sell the home and move on without knowing they were going to be ok.  Then things started to come together, alot of small "miracles" as i got an offer on day 1, submiited and got it approved along with relocation money for the owner. Arrangements were made for a new home in another state near their other family. One was able to interview for a new job and got it. We were able to get the parents moved out and get the care they needed.

For them it was a miracle of starting over with a new life, in a new place, with a job and to be able to move on and have the feeling back that they could take care of their family and provide a "home". To them it was their "miracle". For me it was another day at the office. Treating people like i would want to be treated and doing my best. As she hugged me good bye, she told me "You made me feel like Cinderlla".

Scot, way to go! I know it would be better if we could wave the magic wand and make it all go away for them and keep them in their home, with a great job, on and on. But you did the next best thing!
