When will the Real Estate Market in Ashland and Medford recover?

I predict in two to three years!  why?

1.  There have been numerous home owners that lost their home in the last few years either by short sale or foreclosure.

2.  Most of these folks liked being home owners rather than renters.

3.  FHA and FNMA are "saying" that 2 to 3 years after a distress sale, a person may be able to buy again.

4.  Most of the people I talk to while they go through their distress sale ask me "how soon before I can buy a home again?"

5.  Most of the distressed sales have already occurred.  Yes, we still have them, bu the percentage is going down.

6.  It is hard to rent if you have kids or pets.

7.  If you have owned, it is hard to go back to not owning.

If you add up 1 through 7, it equals = in 2 to 3 years from now, we will have an influx of previous home owners looking to re-buy homes after renting.

You put a lot of work into this post, but its missing one thing. What state is Ashland and Medford in? You want a consumer to find this and in turn find you.
