Whistler Monday Morning Coffee

Good Morning! The market continues to gather speed over the past week as we're now seeing a large volume of buyer activity as savvy Vancouver buyers who have been monitoring the Whistler real estate market over the years are finally deciding that with prices at levels not seen for the past 10 years, it's finally time to make their move. I was very busy every day this past week with buyer showings and have not seen this level of buyer activity for nearly 3 years now.

Prices are now to the point where most one bedroom condos in Whistler Village are at the $250,000 to $295,000 level and a few two bedrooms can be had in the Benchlands for less than $500,000. Hard to believe the prices here nowadays if you've been monitoring the market here at all over the past 10 years!

Quite a good response over the past week to my posting of #301 Pan Pacific Mountainside and it's very strong positive cashflow numbers. With all expenses taken into account this sleeps two studio overlooking the pool and the base of the Whistler & Blackcomb Gondolas nets out at close to $6,000 after all expenses (not including mortgage). We had one client write an offer on it last Friday but he changed his mind at the last minute (he decided he needs a bigger suite for his family) so it's still available if you think you're interested.

Today's listing inventory in Whistler and Pemberton is down by another 3 listings and now sits at 1106 active listings.
