Kodak and ActiveRain 'Printing on the Go' Challenge in Katy Texas
I have clients who just recently during October wrote an offer on a home in Old Katy Texas 2which is governed by the City of Katy and is not just a Katy mailing address. The home is in a neighborhood developed in the late 1990's and recently there have been some foreclosures. My clients love the home as it gives them the space they always have dreamed of and it is priced at a level where they can afford the home payments and easily qualify for the the mortgage loan.
The contract was written by me on a Thursday during the middle of October 2011. The selling party was interested but wanted to negotiate on the price. Of course my fear was and still is will this home appraised at or greater than the selling price. I believe the bank appraisal will be done next week. The sellers counteroffer came in via E-mail late on a Friday evening and obviously I was already at home. I just recently replaced my lab top computer I use for Real Estate as my prior lap top died an unpleasant for me death in late May 2011 while I was entering a completed blog into Active Rain. Saturday morning came and I found the the sellers counteroffer. I called and E-mailed my clients who decided the offer the seller was making was reasonable and they really wanted this home. My clients are buying their second home and they just recently had a baby. So far so good. I used my lap top to make changes to the contract as this was very easy as there were not that many changes. Then trouble struck in quick fashion.
I went to print the changes on my printer I have at home. Well that did not work so good as I was having all kinds of problems with the printer drivers. I will not mention the printer manufacturer in this blog but it was not Kodak. Normally this issue is not a major problem as the contract program I use allows me to E-mail the pages I need to send to another party. Immediately a second issue came up as my clients called me and said their printer died and they wanted me to print at home the changed pages and we would meet later that afternoon for them to sign the the revised documents. My only alternative was to drive to my CPA clients office where I knew I could print the revised contract pages. This sounds easy but my CPA cliet's office is a 45 minute drive one way from my home. The clock was ticking as my clients were antsy to get the revisions to the seller as fast as possible.
I drove back and forth to the other office and printed the documents. i called my clients and they were more than ready to to meet and get this whole thing rolling. My Real Estate office is maybe 5 minutes from home but I could not use their printer as I have not had the printer drivers installed on my new lap top. The head of the office was not available and he was the only person who had access to the needed printer drivers. No my issues were not complete as I still needed to scan the revised pages and send to the listing agent. This took additional 1.5 hours of time just to make the round trip of going back to my CPA client office. After a lot of driving, time and anxious moments I was finally able to get my contract revisions sent to the listing agent and eventually we had an executed contract.
I would have saved several hours of time if I would have had the Kodak system of being able to print on a printer in clouds as they say by setting up my I-Pad, I Phone, lap top to connect via the E-mail system. I need to spend the necessary time to have this whole concept set up so I do not have to go through all of this time and effort again just to get my contract changes printed.
