If you are having trouble selling your home, it may not be your Realtor’s fault. Your home might need staged and your Realtor might be too nice to tell you. Statistics show that once a home has been staged it’s more likely to sell and for a higher asking price. Instead of just dropping the price of your home, contact a staging professional and see if you can get the asking price once the home has been staged.
Most people don’t overlook things like paint and decor once they enter your home. Most people are not creative, do-it-yourselfers so getting them to look past any external flaws and just seeing the bare bones is near impossible. I have seen million dollar homes go unsold and the only thing prospective buyers can say wrong with the house is the paint color in the family room. This is why staging is so important.
If you decide to stage your home on your own, then think about what experts call the 3 C’s of home staging:
1) Clean. This means q-tip clean. 2) Clutter. You want to make the home almost look sparse so people aren’t walking around looking at your clutter, family photos, etc. You want people to look at the house. Once you declutter, you show it off much better. 3) Color. If you have bold colors in any of your main rooms in the house…even bedrooms, the color must be painted over with subtle colors. You want the color to be a backdrop and blend in with the house. This will help show off the strength of your home without turning anyone off.
