Many suggestions and Business Plan

You answered my question, and then some!  Thank you to the bloggers of the AR community.  I had a gut feeling that this wasn't a good decision for me.  I don't have money to waste, as most of you don't either!

I will steer clear of the lead generating sites for now, and concentrate on my sphere of influence instead.  I am attending a "Supercharge your 2008" seminar today, and hope to gain new insight.

I need a business plan and don't know where to begin with that!  Any suggestions for websites, or books at the library?

A business plan??? With three kids??? I was a single parent with 4 boys, my business plan was called survival!!

I got into RE because it was something I could do on the stop and go action plan that I had then, called Day Care, School, and Call Mom(their Grandma) to help with something. I found homes to remodel close to where I lived that I would do the labor if the owners would partner with me on the profits at sale time. I also handled the property management of rentals for absentee owners, it turned into nice cash flow, at one time I had over 60 units and was using (guess who) my Mom as my office manager. I hope this helps, it mainly is an idea that produces monthly income, all the time..

Mike,

Thank you for your insight!  You could describe my personality as the "fly by the seat of your pants" and go with the flow...  I would like to continue working the plan in that way, but my husband (an engineer, of course) would like me to take it a bit more seriously, and work a plan.
