Checking Out The Latest REO Listings In Prince William County Virginia

Even though the weather outside is frightful and some of Northern Virginia is seeing an rare October snowstorm it didn't keep me from heading out to show Prince William County REO properties.  We gave our buyers a warning when we saw the weather report...bundle up....as most REO properties are without electricity and heat.

Main Level Bathroom in REONow there are always a few surprises when you are showing REO's.  Some of them make you back out the door but then there are the ones that make you say "I wonder what they were thinking?"  In this case it was a rambler on a nice 1/3 acre lot.  The kitchen had been redone, not high end but new cabinets and there was a family room addition.  On the main level the home still had the original bathroom and three small bedrooms.  Okay that's pretty much what we expected.

However as we wandered to the lower level and through the laundry room we came upon a bathroom addition with all of the bells and whistles.  We stood there with our mouths open trying to figure out what to say.  The bathroom had a soaking tub, separate shower Soaking Tub in Lower Level of REOwith rain heads, double sinks, remote control lights over the tub and more.  We looked around just to see if we had missed another entrance to the room.  Nope the only way to get to the bathroom was to go through the laundry room which oh by the way was off a hallway tucked at the end of a 1950's paneled recreation room.  There wasn't anything that resembled a bedroom in the lower level which added to our puzzlement.

The good thing about the REO market in Prince William County and throughout the Northern Virginia area is that you just never know what you are going to find.  One day it could be a house that qualifies for the ugliest house ever.  Occasionally we see one that should have a bio-hazard tag on the front door.  We've learned if we see a home listed by Fannie Mae we know the home likely has new carpet, fresh paint and appliances.  Fannie Mae also offers additional incentives for buyers which can include up to 3.5% towards closing cost assistance and 3.5% needed as a down-payment.  As a HUD certified agent we also can help buyers made bids on properties listed through the HUD Homestore which gives our buyer's another REO option to consider.
