Staging is a waste of time and over rated, it does not sell a home any faster. Keep the home simple, clean and neet, well kept and maintained, repairs done and priced according to the age of the home, property and location. Period. I have never in my 20 years seen a home sell because it was staged.

The occupation of staging was made up for the unemployed fancy - dancy people that do not want to get their hands dirty and for the ones to make a fast buck doing nearly nothing.

Whew! Wish I could wave a magic wand and show this person what the 'fancy-dancy' Stager does for a living LOL!

I know that I have made a difference in how my clients' homes have been marketed.

I know I deal with the clean issue. That it is stressed as one of the most important areas when preparing your home for sale.

I know I deal with neatness. That's why the word clutter gets so over used.

I know I deal with deferred maintenance all the time. Sellers have learned to walk by issues instead of fixing them.

I know I deal with simple. That's why we edit the furnishings in a room.

I know that the updating I recommend can influence the listing price.

I know that staging or preparing the home for sale can help negate a poor location.

I know that staging a home is more than waving a magic wand ... it's hard and yes at times dirty work schlepping 'stuff' around.

When oh when is this myth that stagers just fluff a few pillows, place a throw and walk away going to disappear?

Stagers help market homes plain and simple.

Very well said Janice. It's hard to convince some people, but home staging really does work.  And yes, we have to get the public to see that we don't just fluff pillows.  Fortunately, I think the public is starting to understand that, but not quickly enough :-)

Janice - look at all the members loving your words of wisdom - something I've always known and why I check in everyday (well I try to everyday)! Anyone who doesn't "believe" in staging, doesn't know what it is or has never seen it done right! Staging is becoming and soon will be part of marketing homes everywhere in the US - I truly believe that. Of course there will always be some that prefer to take a price reduction of 10's of thousands of dollars!!!

Arghhh! Janice, awesome post!

I run into these nay-sayers on a weekly basis. Many of the people who think this way are the older REALTORS who have been selling real estate for a long time....way back in the days where you simply listed a home in the exact condition it is in without putting any effort into it. Those REALTORS are "listing collectors". They gather as many listings as they can because the numbers simply say that eventually they will always have a listing selling.

When I hear comments regarding our profession like the ones you have posted, I simply smile. I know that it is simply ignorance, and comes from a place of not actually having witnessed the benefits of Home Staging personally.

We, Home Stagers, DEFINITELY get our hands dirty on a daily basis. I can't count the number of shirts and pairs of pants I have ruined at work. We are constantly working in homes where clients have not completed our suggested cleaning and we are forever lifting/moving/shuffling heavy furniture.

A Decorator's daily work is the polar-opposite of a Stager's daily work.

Another side-note: To the REALTORS who believe that Home Staging is not effective or necessary, you can continue to wonder why your more savvy colleagues continue to receive "Top Producer" awards when you don't. ;)
