Tammie -- I like that you note the absorption rate for your market reports and then give an explanation of it to your buyer/seller readers.  At 3.2, Ladd Park is certainly a seller's market and a buyer definitely needs the assistance of a buyers' agent to ensure they are fully and completely represented.
