San Antonio Market Report ~ Average sales price October 2011 vs. October 2010

Whenever conversations turn to Real Estate someone alway's brings up the average sales price of homes. Have you noticed that? Or, could it just be me due to my profession?

I always hear:  "What's the average sales price in San Antonio?" and "How does it compare to last year's average sale's price?"

Excellent questions! Real Estate is no different than other products, it has the same ebb and flow fueled by our good friend supply and demand.  Think it will change?  I doubt it!

Here is a comparison between October 2010 & October 2011 & the average sale's price in San Antonio, Texas:

This is just a one month snapshot, year over year.  October of 2010 San Antonio's average sale's price was $174,198 while October 2011 is a tad lower at $172,610. This show's a small decrease in home values. 

In comparison if you look at January of 2011 vs. October of 2011:

January of 2011 came in at $169,558 while October of 2011 is $172,803.  A smidge of an increase which is encouraging. 

This might be concerning to seller's....BUT, if you look at it from the view point of what you lose when you sell your home you will automatically make up when you purchase a new home you might feel better. Put you at ease?
