Wasatch Front MLS. What is the Wasatch front MLS? The MLS is short for Multiple Listing Service. The Wasatch Front MLS is an area in which the local brokers of the Wasatch front list their homes. Some MLSs publish their own websites for consumers to access listing data directly from the MLS, but mostly MLSs share data by offering a data feed for member brokerages to build their own websites like my website at www.utah-home-search.com. The most common feed for an MLS to share data with a brokerage website is an Internet Data Exchange (IDX) feed, designed to publish a limited set of information that all consumers can see without registration. The Wasatch front MLS does support the IDX feed to brokers and agents that are subscribed with the WFR MLS
Some website require registration after viewing a few listings. Like my website www.utah-home-search.com lets you view 3 listings before you are ask to register but registration is free. Each website that does pull the listing feed from their local MLS (like the Wasatch Front in Utah) must include the following:
- Name of the Listing Broker as shown on the records of the Division of Real Estate of the Utah Department of Commerce, and in a reasonably prominent location and in a readily visible color and typeface no smaller than the median used in the IDX Display of the IDX Listings.
- Conspicuous display of the following: Information deemed reliable but not guaranteed accurate. Buyer to verify all information.
- The following notice: The multiple listing information is provided by Wasatch Front Regional Multiple Listing Service, Inc. from a copyrighted compilation of listings. The compilation of listings and each individual listing are © [Current Year] Wasatch Front Regional Multiple Listing Service, Inc., All Rights Reserved.
- The following notice: The information provided is for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. (info provided by WFR in Utah)
Please note when you are viewing listings in The Wasatch Front MLS from a Brokers or agents personal IDX website they must include the listing brokers info on the page as stated above (it is usually on the bottom of the page) but their website is primarily used to generate buyer leads, so when you are looking to see a home you have found on their website is will only give the Owner of the websites info not the listing agents info. In short the Brokers or Agents website is to generate buyer leads that DO NOT ALREADY HAVE A BUYERS AGENT.
