While these must change from state to state, does your state or local area have a published "Buyers' Rights to Purchase Real Estate"? If so, this can be a great tool to use when you first meet with a Buyer client to both inform them and to establish a clear understanding between you and them about their level of awareness. If you ARE a prospective Buyer, ask your REALTOR if they have one of these for you to review.

The form for your area will most likely cover things like Agency, Fair Housing, Inspections, New Construction, Warranties, Master Plans, Hazardous Materials, Financing, Legal Requirements, Title, Escrow, and possibly Arbitration, if that is offered in your area.

I've been amazed over the years as I review this with clients at our first meeting just how many people have never been informed of their rights. Numerous clients who have bought and sold properties multiple times have told me they were never made aware of their rights before.

The review of this clarifies, edifies, and helps to establish from the beginning that I have my clients' best interests at the forefront of my work.
