Sellers and Buyers and Lenders... oh my!

Several things have made me stop and think this week.

 

  • The owner of a home I currently have listed sold it himself and closed on it last Friday. I received a call from the new owner who asked me to retrieve the yard sign and keybox from the property.  He proceeded to tell the story of how he had purchased the home for cash and closed on it the previous week.  Honestly, I was in shock and for several minutes all I could say was.... "What?"  We finally said our goodbyes and I immediately called the Seller.  Sure enough, he sold it and had been intending to make the call to me and just couldn't bring himself to do it.  I had already decided to take the high road when I called him, but I have to admit, I had several things I wanted to say. 

 

  • A contingency fell through.  Actually, it was a double contingency and I represent the person in the middle.  This buyer made an offer that was accepted contingent on the sale of their home.  A Buyer for their home made an offer with a contingency on the sale of their home.  In the meantime, the Seller of the home my Buyer wanted, received an acceptable offer.  Can't really blame that Seller and of course my Buyer was very understanding but it makes me feel bad for them.

 

  • Lenders in our community are great! They are always available to answer my questions.  I carefully choose the lender that will be meet my client's needs.  I expect them to provide quality service to the consumer and they have always exceeded my expectations. 

 

Yes, it has kind of been a weird week so far.  But, I'm thankful for many, many things.  I'm thankful that I can proudly say "I took the high road" in dealing with the Seller mentioned above.  He is a young man and has many lessons to learn about how to do business with someone.  He knew, deep down, that what he did wasn't right. But, I don't have any regrets. I did the right thing and for that I am proud.  As far as my Buyer with the contingency, I am confident that we will find them a home they like and they will be even happier.  Sometimes I have to remind myself that things happen for a reason.  I'm truly thankful for Lubbock lenders.  They are the best.  During the month of November, I plan to take time each day to remember something I'm thankful for as we progress towards our celebration of Thanksgiving Day.

OMG. Now I've heard everything!  Did the seller offer you anything for your time and energy?  I don't know if I could have been as professional as you taking the high road - I'm nt so grown up!!!

Hi Susan... I sent him termination papers and decided I would ask for $250 to at least cover the expenses incurred for making a video and having photos taken and all the other things we do to make a great presentation for our listings. But he has not signed it yet. We'll see what happens. I'm at peace with myself over my behavior and will sleep well tonight. I couldn't say that if I had not taken the high road. Just one of those things in our crazy world of real estate!
