Today we begin Step 8 of my 12 Step Guide to Getting Your Home SOLD!  Last time, in Step 7, we discussed updating and staging your home for sale.  You learned about the importance of making your home visually appealing to buyers so that your home will be SOLD quickly.

 

Step 8:  Advertising Your Home for Sale


Advertising Your Home for SaleToday, in Step 8, we will discuss advertising your home for sale.  One of the most important parts of the home selling process is marketing your home to buyers.  We will discuss what you should expect your listing agent to do to market your home, including holding an open house, as well as things that you as the home seller can do to market your home for sale.

 

 

 

 


 

How Your Listing Agent will Market Your Home for Sale

In order to get your home SOLD, it is important that it is advertised.  Your listing agent will have access to several tools to get your home in front of the eyes of buyers.  The first showing of your home is on the Internet.  Your Realtor should publish your listing not only on the MLS website, but also on other major real estate websites such as Realtor.com, Trulia, and Zillow.  Your Realtor should also have an interactive website and should promote your home on his or her company website.  You listing agent should also use social media tools like YouTube, Facebook, and Twitter as well as traditional marketing like fliers, newspapers, and magazines to market your home.  Your listing agent should also market your home for sale to other Realtors, who may have a home buyer looking to buy a home like yours.  Your listing agent could hold a broker's luncheon in your home, sign your home up for a Broker's Tour, where Realtors come and tour your home; send e-blasts with details of your property, and promote your listing to other Realtors on Facebook.  Some Realtors will also offer services like professional photography and staging to sellers in order to make the home look more desirable to home buyers.

When meeting with potential listing agents, it is important to ask about their marketing plans to get your home SOLD.  A good listing agent will give you a detailed explanation of his or her marketing plan and the tools he or she plans to use to get your home maximum exposure to buyers and buyers' agents.

 

Holding a Successful Open House

An open house involves opening your home up to the public for viewing, and it is a great marketing tool to advertise your home.  Buyers who may not typically make an appointment for a showing of the home have a chance to browse your home.  Preparing for an open house is much like preparing your home for a showing.  Make sure everything is clean and orderly and looking its best.  Turn on all the lights in the home, open up the window shades, and make the home look welcoming.  For the open house, consider setting out finger foods and beverages.

To ensure that your open house is successful, be sure that it is sufficiently advertised.  Ask your listing agent how he or she plans to market your open house; some options he or she should use are listing it online and in newspapers and home magazines, through social media, and with signs directing drivers to the open house.  Your listing agent may choose to add things like balloons in front of your home on the day of the open  house.

 

How You can Market Your Home for Sale

Marketing your home for sale is not solely the role of your listing agent.  You can also do a great deal to gain exposure for your home.  Ask your listing agent to provide you with fliers so that you can hand them out to family and friends and post them on church or workplace bulletin boards.  You can also use your social networking profiles to gain exposure for your home.  Ask your listing agent to provide you with the online links for your listing and its virtual tour, and share it with your connections on sites like Facebook and Twitter.  Make your family, friends, and co-workers aware that you are selling your home; you never know if one or more of them knows someone else looking to buy a home!
