What a Buyer’s AgentWill Do for You?
· Home Selection- A buyer’s agent will provide information and counseling. Your agent will have access to many available homes on the market using the MLS Data for the area. Once you tell your agent what you are looking for they will be able to narrow down the homes that are best for the homebuyer.
· Determinefair market valueof the property to determine a fair sales price. Unlike the seller’s agent who can provide comparable homes, a buyer’s agent will analyze the comparable sales to ensure apples are compared to apples. They will make adjustment to the comparable sales to adjust for property conditions, much like an appraiser will do.
· Prepare the offer to purchase in a manner which will protect the buyer’s interests. Everything involved in the transaction is negotiable making the offer complex. A buyer’s agent is experienced and will ensure all factors are addressed.
· Advise the buyer to seek legal counsel where appropriate
· Provide the names of Home Inspectorsand make sure the home inspection is performed timely.
· Explain optionsavailable to the homebuyer as a result of inspection report items. When appropriate they will contact the seller’s agent in writing of the inspector’s findings with any repair requests.
· Maintain contactwith the lender and Title Company to insure the homebuyer’s interests are being protected.
· Review the Settlement Statementfor accuracy before closing.
· Represent the homebuyer at the closing and be prepared to answer any last minute questions or concerns.
