What is A Bedroom?

Sellers often when listing a home, decide to give more value to theirAmericas Network Realty Group Inc Susan Jackson home by claiming a room they have utilized as a den, library, enclosed porch or pass through from the garage, as a bedroom.  Sellers need to understand what constitutes a bedroom.

A bedroom must have the following characteristics:

·        A room of adequate size generally 100 plus square feet

·        A Closet

·        Window or windows ( a means of ingress and egress)

·        Door

·        Heat and cooled and finished to the same quality as the rest of the house

·        Convenient access to a Full bathroom

Remember if the bedroom does not meet this criteria, the probability is  the appraisal may come in lower than the purchase price, as the appraiser will have reduced the number of bedrooms. The seller will be disappointed by the reduced value, and the buyer may very well walk away from the deal.

I guess because the batyhrooms are typically near the bedrooms I have never given it much tought before.  Thanks for your post.  It's a good life.

The inspiriation for the post was a seller who wanted to list an enclosed porch as a bedroom.  I did not take the listing, as the house was really in need of alot of repairs the seller was not willing to do
