How to Sell a Home with... Interesting Color Choices, Colorado Springs 

Have you ever listed a home where the Seller will not re-paint? As their Realtor and expert, you hope they will heed your advice and make the nominal investment necessary to neutralize a funky paint choice. After all, who would want to alienate any buyer? The goal of Staging is to showcase a home to appeal to the widest demographic audience. The Buyer makes an emotional connection and offers top market value, quickly. That's the idea.

 

However, there may be times where expert advice lands on deaf ears. A certified, Home Staging Consultant should be your first "go-to" for assistance in navigating this conversation. They are trained and well-versed in conveying, diplomatically, how to prepare a home to sell. Often, all it takes are modified pictures of how the room could look in another, more universally appealing color.

 

If the Seller decides to proceed with the home "as is", you do have some options for downplaying a less than ideal color choice.Before Ummm, yes, that paint color is mauve.

That's also the first room walking in the front door.

Yes, still mauve, but a more elegant and appropriate first impression.

The massive, wall cabinet went into storage, the dining table/chairs were relocated to an area adjacent to the kitchen and the loveseat/wing back chair were pulled in from other rooms. A few accessories were added, but the magic is in that warm, richly colored rug.

Embrace the mauve :)

 

How about red?

Most people like red. I happen to love red on a front door, but would not consider

it a restful color choice for a bedroom.

Classic black paired with bold red instantly updates and elevates the feel -

worthy of a master.

Drum lamp shades and inexpensive bedding tie it altogether.

 

Lets hear from the other camp. The room is already neutral, but now its just

generic and boring.

Pop some color on the floor and rearrange furniture so Buyers are led to the window and notice the striking view of

Pikes Peak instead of the sterile, awkward, bowling alley room.

I like your examples. Fabulous way to illustrate before and after.

When dealing with funky color schemes, I try to neutralize the colors by paring down furniture and accessories so the room would be a little easier on the eye.

I was recently competing for a lakefront listing of a charming cabin that would have sold for about $3M. The two owners decided to explore the idea of Staging the home on my recommendation. I had a painting quote to dress up the outside of the property, the trim and garage, and paint the main great room and a hallway for just under $3,000. I was providing all of the staging materials and design work at no charge. These two guys wouldn't spend the $3,000 on a $3M listing.

Silly side note: I once owned the Rockledge B&B in Manitou, 328 El Paso Blvd. At the time it was called Rockledge Red Lion Inn named after our other restaurant in Boulder. It was quite an amazing home to be turned into a restaurant and now a lodge.

Hi Kim--great work in working around the paint colors.  I can work with red in bedrooms and neutrals on walls, but would have a harder time with that mauve.  But it looks good.

I agree with Janet - that mauve is hard for any buyer to tolerate, even with good staging. Sellers can get really attached to colors - it seems when they are attached to the color they remember the exact name of the paint color. "sunset glow"

Craig - Just crazy story. They could have seen that investment realized in a higher offer at closing. I know the property you're speaking of... gorgeous Arts & Crafts inn. I have oftened admired it, but never had the opportunity to go inside.

Amy - You're right, paint colors gone wrong are hard to erase from a Buyer's mind. Fortunately, this home did sell in about 45 days - mauve and all :)

I am already a believer in the value of staging...but your photos hammer the point home. You did a fantastic job in each of those examples...even the one with the "interesting" colors.

Kim - Love these colour examples.  Often, home owners just down right refuse to change "funky" paint colours.  You've done a great job neutralizing these dominant colours and creating an inviting space.

Very nice examples.  I can see where you can work around these less than neutral colors. The real challenge is ugly wallpaper. Do a feature on that one, please!

Gary - Thank you. Timely comment on wallpaper - I was at a "redesign" appt. this morning where the client and I selected some very contemporary wallpaper in a chocolate/silver pattern for one, focal wall in her powder room. A modern take on wallpaper is very trendy right now, but you're right...there's an awful lot of ugly still out there. Buyers don't want to be bothered and overestimate the cost to remove it. My advice, "Strip it, please, then paint".
