Coral Springs Florida real estate prices have hit the bottom. They have gone as low as they're going to go. And when looking at the numbers, it's certainly obvious. They are holding their own. Some of the prices have even edged up!

The community Heron Bay is one of them. They offer new construction, two clubhouses with beautiful amenities and a lifestyle celebrities seek. Wyndham Lakes of Coral Springs is stabilizing as well. Addison Court inside Wyndham Lakes is still warrenting prices they were getting when the market was hot.

If you are one of these buyers that is just playing with the thiought of getting off the fence, you might want to get serious now. Who really knows when your favorite community that you have your eye on is going to get away. With low rates and low prices in the, homeowner affordability continues to hit record levels, especially in the Broward County real estate market. During the previous record-breaking 2011 fourth quarter, 75.9 percent of homes sold were affordable to median-income earners. For this most recent quarter, data showed 77.5 percent of all new and existing homes sold were affordable to families earning the national median income of $65,000. While still in the early innings of a housing recovery, rental markets have turned the corner, home sales are strengthening, and a floor is beginning to form under home prices.  Stronger Broward County sales should stabilize prices over the course of 2012. Homes in this year’s first quarter were more affordable than they have been at any time in more than 20 years. The housing market is making a modest but steady recovery in part because homes are more affordable: Mortgage rates have fallen to near-record lows. Housing prices are about one-third lower than at the peak of the housing bubble in 2006.
