For this most recent quarter, data showed 77.5 percent of all new and existing homes sold were affordable to families earning the national median income of $65,000. While still in the early innings of a housing recovery, rental markets have turned the corner, home sales are strengthening, and a floor is beginning to form under home prices. Stronger Broward County sales should stabilize prices over the course of 2012. Homes in this year’s first quarter were more affordable than they have been at any time in more than 20 years. The housing market is making a modest but steady recovery in part because homes are more affordable: Mortgage rates have fallen to near-record lows. Housing prices are about one-third lower than at the peak of the housing bubble in 2006. Those trends have helped lift sales of both new and previously occupied homes.
