This is what's happening in the Windsor CO real estate market thru October 2011:

October Property Sales were 47, up 62.1% from 29 in October of 2010 and 30.6% higher than the 36 sales last month. October 2011 sales were at their highest level compared to October of 2010 and 2009. October year-to-date sales of 423 are running 12.5% ahead of last year's year-to-date sales of 376.
The Median Sales Price in October was $237,549, down 14.9% from $279,000 in October of 2010 and down 12.8% from $272,500 last month. The Average Sales Price in October was $263,692, down 13.9% from $306,276 in October of 2010 and down 8.3% from $287,454 last month. The October 2011 Average Sales Price was at the lowest level compared to October of 2010 and 2009.

The Total Inventory of Properties available for sale as of October was 300, up 1.7% from 295 last month and down 3.8% from 312 in October of last year. October 2011 Inventory was at its lowest level compared with October of 2010 and 2009. The Average Days On Market for October was 82, down 8.9% from 90 days last month and up 9.3 from 75 days in October of last year. The October 2011 Average Days On Market was at a mid level compared with October of 2010 and 2009.
The real estate market in Windsor CO is showing some mixed signals - home sales improved slightly, but prices have continued their downward trend and inventories remained stable. There doesn't seem to be much seasonal effect evident yet. It is still a good time for buyers wanting to take advantage of attractive pricing and low interest rates - there are currently some very nice homes for sale.
