I bet when you saw the message Staging Vacant Homes In MN  Sucks! in the subject line you thought something was amiss. If you know me, you know that I am passionate about telling anyone that will listen about the benefits of staging…..but here is the truth:

Staging Does Suck...It Sucks in Offers

It has never been an ideal situation for sellers to try to sell a vacant home, but in todays environment of foreclosures and distressed properties an empty home is assumed to be bank owned...and buyers expect to get a great deal for doing the bank the favor of taking the property off their hands.

The other problem with a vacant property, even one that is in good repair, is there is nothing to capture the hearts and minds of the buyer.  Most buyers are not very good at judging space or visualizing what the room could look like when left only to their imagination.  Sometimes buyers can't even figure out how a room could be used. 

Then there is the issue of the mark on the wall, the small scratch on the floor, the cabinets that are not as new as the buyer might prefer.  When there is nothing else to look at, that is what the prospective buyer focuses his or her attention on.

The bread and butter of my home staging and interior redesign business is staging vacant properties in the east metro of St Paul, MN.  I own an extensive inventory of furniture, rugs, art, lighting, bedding...and pillows...don't even get me started on pillows.  You do not have to own two homes full of furniture, or resign yourself to sleeping on the floor to keep your property furnished.  Staging is really much more affordable than most people realize.

You may think that the days of multiple offers are behind us.  But I have staged many properties that have created bidding wars in the past year.  Staged homes appeal to the lifestyle aspirations of buyers, they stand out from the competition, and they draw buyers in and encourage them to make appointments to see the property.  If you can't get them in the door, you won't get them to make an offer.

A staged vacant property will make a great first impression in St Paul or anywhere. Care has been taken to insure that the best features of the room are not blocked by furniture or clutter, the lighting in the room is appropriate, the colors have been neutralized and attention has been given to considering how the property will appear in photographs.

Hi Christi, I totally agree with you , vacant homes are harder to sell. I wish all of my sellers would use a stager. Unfortunately most of them don't want to spend the money.

Great post and so true! It is amazing how all the "warts" just sort of disappear with good staging. And helping buyers to fall in love with the property does "suck in the offers". Love your title!

Christi- welcome to ActiveRain!  You make excellent points about vacant homes.  They can appear cold and you are so right.. with no furniture on which to focus, buyers will focus on any imperfections there might be.
