Lower supply doesn't change low demand in Tampa Florida

Buyers continue to be worried about the real estate market here in Tampa Florida and that has gone on for some time now.  A recent survey by Credit Suisse states that the Buyer Traffic index has fallen again, from 33 in September to the current 25 for October.  Anything under a score of 50 means lower than expected levels.  Another thing that I see happening is buyers getting cold feet and using the inspection clause a way to back out. But the big problem is the appraisers are so afraid to appraise a home higher than the average for the neighborhood, even if it's actually a better home, in better condition and the buyers want to buy it.  They are afraid that they'll be the next one blamed for any real estate market issues.  On the bright side, I have seen inventory in some Lutz FL neighborhoods getting better and sales picking up as well.
