How to Invest in Residential Real Estate in the Greater Phoenix and Scottsdale Metropolitan area

Some investors have the approach of buying and holding properties without regard to renting; relying on appreciation to cover the expenses of holding the property until such time as they're ready to sell.  Often these sales result in 1031 exchanges.

Other investors have the approach of seeking out properties that are loosely described as "fixer uppers", with the intent of investing money and sweat equity into the property prior to reselling it for a profit.  Investors new to the game should be aware of the financing restrictions imposed on prospective buyers of recently renovated properties.  FHA and VA loans require that the property has been owned by the Seller for a minimum of one year prior to selling to an FHA or VA Buyer.

Yet another type of investor is one that seeks to purchase property and have the cash flow from renting the property cover the holding costs, perhaps even generate positive cash flow, and thereby over time build equity through the paying down of the financing and the appreciation of the property.  Naturally, with tenants involved come the challenges of having tenants involved.  The owner becomes a property manager or they choose to hire a property management company to handle all aspects of the screening, leasing, rent collecting and repairs and all the other items to go with being a landlord.  Typically a landlord can expect to pay a percentage of the monthly rent to the property management company.  Property management is such a specialized field in the state of Arizona that it will be covered in a separate article.
