Completed Seller Inspection With Great Results

I was fortunate enough to do a whole home seller inspection a few weeks ago for a couple selling their home FSBO.  Their home was 12 years old and was very well maintained.  I did find a few minor issues that they were able to correct before they received any offers.  They called me today to let me know they received a FULL price offer and closed on it this afternoon!  Wow...that did'nt take long!

 

Am I crazy?  Or is a seller inspection a great tool in marketing your home?  It seems to me the only two reasons not to have a pre-listing or seller inspection would be....cost...or trying to hide something from potential buyers.

 

I certainly know one positive...the seller was able to show an independent condition report to their buyers and the buyers Realtor.  This couple had no problem with the inspection fee and was able to provide full disclosure of the items that were originally of concern.  The buyers were satisfied enough that the only additional inspection they asked for was the WDO.

 

Anyway...Realtors....what do you think of seller inspections?  Have you ever suggested this to your clients?  Have you had a good/bad experience with pre-listing inspections?  Let me know what you think.

Third party inspectors are an important part of the real estate transaction.  It lets the buyer know what they are actually purchasing.

Hi Jim - I encourage sellers to have a pre-sale inspection - the cost of the inspection is minimal compared to the good night's sleep they get knowing what the good/bad/ugly is in their home. Even in the very worst cases, you can always determine an action plan to remediate or ensure the price is reflective of the condition. There aren't any concerns then when it comes to a prospective buyer having an inspection done!  Great post!

Jim - We always encourage our sellers to get a home inspection when we list their home.  It totally removes any questions about issues down the road and it also gives them the opportunity to repair minor items themselves, thereby saving money!  The money they save by the ability to do that will, more than likely, offset the cost of the home inspection AND bring them a higher sales price!

Welcome to AR Jim and no, you aren't crazy.  A pre-listing inspection is a great idea and a very useful tool.  It proclaims to potention buyers that you have cared enough about your house to keep it maintained.  I look forward to your future posts.

Hi Jim, I believe my friends and associates, The Daves Team, in comment # 3 expressed my sentiments too. Seller are always encourage to get their homes pre-inspected before they put it on the market, but not many of them choose to do so.
