As I study the statistics for Central Coquitlam & Coquitlam West, I realize that, although the area isn't as visually appealing as somewhere like Port Moody, or the other side of Coquitlam, more home buyers are buying on this side of Coquitlam than anywhere else in Coquitlam.

Although Westwood Plateau still sees high turnaround on properties (297 sales in the past 12 months), Central Coquitlam and Coquitlam West homes seem to sell in higher numbers and more frequently. In the past 12 months there have been 454 homes sold in Coquitlam West & Central Coquitlam.

Land value is priced higher on this side of Coquitlam as well. It is all about the geographical location in Central Coquitlam and Coquitlam West. Here, you live close to the skytrain station & the 1 Highway. By living here, as opposed to the other side of Coquitlam, you save yourself at least 20 minutes each way during your commute, no matter if you work across the Port Mann Bridge in Surrey or Langley, Abbotsford, etc, or you commute to Vancouver

The desire to live in Central Coquitlam or Coquitlam West isn't so much the scenery or any other factor, other than it's location. Mundy Park is really the only close by area where you can find yourself away from traffic and grid-like suburbia.

Central Coquitlam and Coquitlam West has its pros and cons, but it sure is nice to save yourself the commute time whenever you need to get anywhere East or West of here, whether it be Downtown Vancouver or Langley, etc.
