Is There A Better Season to Sell My Home?
One question I am asked a lot on listing appointments is “Is there a better time of the year to put my home on the market”? Some ask if they should wait and sell their home in the Spring “when there are more buyers”. In Texas, there is really no “selling season”, so the question would be answered with the fact that it’s not “seasonal” but “regional” differences that would affect your sale.
While most Realtors in Michigan may advice you to not put your home on the market in January THERE if you want to sell quickly, that’s just not the case in Texas. Let’s face it…most buyers just don’t want to have to deal with shoveling three feet of snow to go look at homes. This being the rarity in Texas, most families DO want to move while the kiddos are out of school. That being the case, November -January could bring you a contract on your home, and a serious buyer needing to move more quickly than one casually looking in the summer. However, peaks in the month of June again reflect many people want to move “in-between” school years. Times have changed! Jim Gillespie, President and CFO of a NJ based Coldwell Banker Real Estate Brokerage states “There’s just no seasonality at all these days…10, 15 or even 20 years ago, I would have told you to wait for the Spring Market”.
There are definitely advantages and disadvantages of listing your home in the spring opposed to the winter months. In the summer, there is typically more competition…but less buyers. That being said, you may have fewer showings, but the buyer looking in those months is likely more serious, and sometimes on a “time-frame” if they have children, to get them registered in their new school. Year-end budget reviews also have many employees relocating shortly after the end of the year.
“So when IS the best time to put my home on the market” you might ask…? Ask your Realtor. He or she will be able to pull valuable market statistics to show the average date on the market for your area to gauge if when priced correctly and competitively…when it would likely sell (based off of SOLD statistics). From there, your Realtor will discuss your goals and create a game-plan to get you there. Remember…regardless of whether your need is to sell higher or lower, faster or sooner, an over-priced home in ANY season will NOT sell. Three things influence the sale of a property: 1. Location, 2. Aesthetic Desirability or Appearance, and 3. Price. Of course, the latter can always overcome the last two.
