With the Short Sales and Foreclosures dominating the market, when I have a home that
is an exceptional value as well as a wonderful place to Retire,Vacation, Relocate or just as a
Second Home... It is time to Think Outside the Short Sale Box.... I had to come up with something.
My seller called the other day and said she was preparing for moving and had been cleaning closets,
going through the kids toys and things they had outgrown, just doing the job necessary before she
started packing.. She mentioned doing a Yard Sale this weekend... So I had an Idea (Did you see
that light bulb going off over my head>???) . Why Not Sell The Yard????
I am helping her with the sale.. But at the same time, I'm putting a price tag on the house, literally.
I hit Craigslist with the ad, in the Real Estate Section, community and events for SW Florida, made up
an email flyer and used my data base and dropped a note to everyone I know... I got a "take me off
your Spam " list requests but all and all .. I got a reaction... This may be a bit outside that box, but
I have sellers that are closing on their new construction Home is a week or so and needed a hook...
I am hoping that using all the media I can think of, advertiseing the Open House in the normal ways,
Realtor.com, openhouse.com, truila, Zillow, Home Finders.. I should be able to get an offer this weekend.
This house is a 3/2/2 with tons of upgrades. They are the only owners as the house was finished for them in
2006. A custom Pool/Spa/Waterfall and an oversized lanai (patio for us Northerners!!) all under a cage,
built-in wall units in both guest bedrooms, a Man Cave to keep any fella busy for years and a 10 foot kitchen
island are just a few of the wonderful features of this house... At $218,900 this is a bargain.
I have heard agents tell their customers that the house is overpriced but something was missing.. Those
agents never set foot in it, never called or even had any first hand knowledge of the house.. So my response
to them was that I would present any offer they would like but the seller may not be receptive. If they are
looking for a bargain, SWFL is running out of them. Now I do conceed that Cape Coral still has a serious
abandoned and forclosed crisis but this house is not in that Box... (MLS 211515038 and 201139145, we have
two MLS services that serve the area so I listed it on both)
I can't wait for the weekend to see what happens... I'll repost Sunday Morning to give you an update...
But Outside the Box seems to be the order of the day when the house isn't in a distressed situation...
