Steps to Buying your First Home

1. Meet with a Realtor - pick me :)

2. Meet with a Lender - I can refer a lender to you. Carefully research this lender, in addition ask them how they get paid and have them discuss closing costs.

3. Show property - this date should be planned about 48 hours in advance as some houses require appointments

4. Write Offers - If you're writting on short sales then I recommend writting several offers.

5. Open Escrow - I will handle this action item.

6. Do Inspections and Investigations - I will provide all the necessary paperwork for you to do a thorough investigation. You will need to come out of pocket to pay an inspector as well as have the choice to hire multiple inspectors for example: roofer, plumbing, etc.

7. Sign paperwork - I have an amazing transaction coordinator that keeps the transaction very organized and will provide all parties a disc at closing.

8. Sign Loan Docs - It's important to stay on top of the lending side. It's possible during the escrow process your lender needs updated statements, etc. Time is of the essence and you will need to get those items to him timely.

9. Fund & Record - the bank funds the loan and the county records you as the new owner - woo hoo you just bought a house!

10. Close - Receive Keys.

Everyone should take advantage of the great prices in your area. If you don't currently own a home consider the tax savings - it's like having 5 kids! If you're currently paying for shelter, you shouldn't wait another day. Don't throw your money away anymore - buy a home and begin building wealth. Rather than paying your landlords mortgage, consider paying your own mortgage. Contact me today for more information. I would love to walk you through each step in detail and help you make a plan to become a home owner. Whether you are ready to buy now or you need to make a plan, I'd love to help you make that plan and follow up with you as time gets closer to your move.

*Note: These steps are the same whether you are a First Time Home Buyer or not. I'm happy to help buyers or sellers. If you are planning on selling and upgrading to a new home, call me today for a free Market Evaluation.

*NOTE: these steps will work for any area (I'm licensed for California) however I focus my marketing where I live - in wonderful, beautiful Huntington Beach

Wow! I'm reviewing my old BLOGS and noticed I never commented. I always disclose how I get paid with my clients and encourage them to ask their lender additional questions about their fees. It's imperative to understand how to read a HUD and know what the fees represent - I recommend no surprises especially when the lender is trying to sneak in 2-5 extra points. (Then my client says, “What’s a point?”)  Worst BLOG ever for a lender, however, it’s informative for a First Time Home Buyer.
