Golden Oldies #21 (November 12, 2011)

Happy Saturday!Check in here each Saturday no later than noon Pacific Time and immediately find ten to fifteen Golden Oldies that I think are worthy of reading, commenting on, and perhaps even reblogging.

How Golden Oldies works: I choose the people first and then I slog through their blogs for days on end to find an old post that is worthy of being read, receiving comments, and perhaps even being reblogged.

After I read the post, I choose a snippet to include here. I reblog all Golden Oldies each week that can be reblogged; it provides the author a smile and some extra Google juice.

Once you appear as a Golden Oldies, you won't appear again. No same old, same old here. No highlighting friends week after week. No highlighting any posts that have already been featured by ActiveRain.

In my blog we spread the wealth around to try to help as many people as possible get a little extra Google juice and some more comment points. If you haven't appeared yet, don't be surprised when you do!

If you don't like any of my choices here, check past Golden Oldies since I always search out posts that are not time-sensitive. Of course, you can also go find your own!

Following are today's Golden Oldies. Read, comment, reblog. Be sure to tell them that Russel Ray sent you their way!

Joanne Louise StevensOpen houses can be fun! (June 28, 2011), by Joanne Louise Stevens, Keller Williams (Los Angeles, California). I ran out with a flyer and yelled excuse me!  I'm having an open house today. Would you like a tour? Who says you have to stay in the home and wait for potential customers? Invite the neighbors, even if they are on horseback. Have fun. Look for new ways to generate business and again be safe out there!

Liz and Bill SpearYour buyer doesn't care! (June 30, 2010), by Liz and Bill Spear, RE/MAX Elite (Mason, Ohio). That you LOVE your 433 piece Precious Moments collection, or your 16 autographed jerseys! ...four kids ... furry pets ... expensive wallpaper ... black walls ... Irish coffee potpourri ... paid more than you're asking ... Michigan Wolverines paint schemes when you're in Ohio State country....

Joan CoxCan remodeling pay off? (February 5, 2010), by Joan Cox, Metro Brokers - House to Home (Denver, Colorado. The biggest payoff will be maintenance items needing repair. Make those small repairs as a seller prior to listing your home. In the long run, it will cost you less!

Judith SinnardI'm not memorable to home sellers (June 7, 2009), by Judith Sinnard, SMARTePLANS (Houston, Texas). Be nice to your service providers. We are invisible pretty much to the home seller. They don't remember our names, and that's okay for me. What they do remember is that Betty Bailey is the best Realtor on the planet.

J. Phlip FarandaSheer stupidity (May 24, 2009), by J. Philip Faranda, J. Philip Real Estate (Briarcliff Manor, New York). Please instruct the sellers that selling a $675,000 house is far easier when more is done to restrain a rather powerful looking (and sounding) German Shepherd than having a little girl hold a breezeway door ajar while the dog barks its [rear end] off at us.

Lauren SelinskyHello? We closed on my house and I have water everywhere! (October 29, 2010), by Lauren Selinsky, California Coastal Estates (Aliso Viejo, California). Follow up and don't leave your client hanging. Our words go a long way. There are a few bad apples out there, but most who are still here after the crash is because they are true professionals.

Bryan RobertsonHow much damage can discount brokers do? (November 17, 2009), by Bryan Robertson, Sereno Group (Los Altos, California). They got a lot of visibility during the boom times in real estate because buying and selling homes didn't appear to take that much effort. You put a house on the market and it sold...fast. Lots of new people entered the business hoping for easy money and most of those are gone or struggling.

Jeremy JoslinShould I do a home inspection before making an offer? (April 28, 2011), by Jeremy Joslin, Coldwell Banker (South Windsor, Connecticut). Many buyers put in an offer in without giving the property a good look over. Don't make that mistake. Take your time with your informal inspection. If you are thinking about making an offer, don't forget, no home is perfect.

Kirsten LindquistCan Realtors help guide environmentally sensitive development? (October 27, 2009), by Kirsten Lindquist, Pacific Union International (Sonoma, California). I'm a bit unusual in that I'm a Realtor who looks at the very big picture rather than short-term profit. We have fragile natural resources and I think we must protect them, rather than build those "monuments to ourselves" that so many folks seem to "need."

Susan HaughtonAre your clients your raving fans? (August 31, 2010), by Susan Haughton, Long & Foster Realtors (Alexandria, Virginia). Our clients do the same for us;  by becoming our biggest fans, they prepare the way for us to meet the people in their worlds who may need our services. Our job is to do our best to insure their trust isn't misplaced.

David ShamanskyLife and its funny truths (May 25, 2011), by David Shamansky, US Mortgages (Highlands Ranch, Colorado). She suggests you sleep in the guest room so you get "a good nights sleep." She tells you, "It's okay to work late." She says, "There's nothing wrong."

Gary ColesThe Big Mac Index — Do you know how it affects you? (July 20, 2009), by Gary Coles, Venture Realty International (Las Vegas, Nevada). "How far do my dollars go? What can I buy on my income?" It is fun to answer, that the same Big Mac you buy in the United States for $3.57 will cost you the equivalent of $2.39 in Mexico.

Donne KnudsenThis is my life and I love it (most of the time)! TGIF! (May 8, 2009), by Donne Knudsen, C2 Financial Corporation (Simi Valley, California). Well it's a brand new day (TGIF), I've offered my sincerest apologies, I'm feeling much better (headache is gone) and I am feeling optimistic that cooler heads will prevail today as I approach my day as well as the duties and responsibilities of my position with a positive attitude and the promise of a better day.
