What you said is very true. Our broker wants us to give a list of inspectors to the buyers and let them pick. Very interesting. I will email this link to the broker AND to my favorite inspectors. :)))

Cheryl -- as Joni commented above, I give a list of inspectors to buyers as well as sellers(for pre-market inspections) but always ask if they have a home inspector they have used in the past or a referral from a colleague/friend/relative --- it's always the choice of the client.  The inspectors on the list I give are those my clients(or I have personally) used or from a business associate I respect.  If it is someone I do not personally know, I let my clients know the source as well.

Joni and Mike, Also check out my blog on the Hold Harmless clause, it may be useful. See if you can get your inspector to have that clause in his inspection agreement.

HOLD HARMLESS AGREEMENT: 

CLIENT agrees to hold any and all real estate agents involved in the purchase of the property to be inspected harmless and keep them exonerated from all loss, damage, liability or expense occasioned or claimed by reasons of acts or neglects of the INSPECTOR or his employees or visitors or of independent contractors engaged or paid by INSPECTOR for the purpose of inspecting the subject home.
