I've seen a lot of houses lately that just don't seem as if the owner is really interested in selling. Some are "For Sale By Owner" and others are represented by a real estate agent. In all cases, potential buyers get the message that the seller doesn't really want to sell the house.

You've seen the houses. They're the ones that need at least $100,000 worth of work but are priced as if they need only $30,000. Or they're so cluttered and unkempt that it's clear the seller is not thinking like a buyer. Some of the houses are priced way above market value and sit there, month after month, without coming down in price. "Some Day My Prince Will Come" is a great theme for a fairy tale, but not a good way of finding a buyer.

On the fence or on the market?It's not always the real estate agent's fault. The agent may be giving advice that the seller is ignoring. When a home is "For Sale By Owner" that homeowner doesn't have the knowledge or experience to price and market the house properly.

I agree, to be on the market today you have to be priced well and looking good. Too much competition to not get all your ducks in a row!

And then tnere were the two I tried to show today, but the sellers didn't want to show iy. I know it's inconvenient. But my clients are traveling 2 hours to see homes. These sellers may be looked over if they make it difficult enough. Disninterested sellers indeed.

Hi Nina, I do see some here in metro Atlanta.  Some areas have such wide price spreads that it hard to tell what previewing the properties in question.  Continued success to you!

Nina, I may sound different or perhaps old school. There are two ways a home can be priced - priced by seller as per his/her expectation and priced by the realtor(r) based on current market conditions.

More often than not, I see home priced by seller - so what you mentioned is so true!

Hi, Kay...I can't believe some of the pictures I see online that show things jumbled and piled up on counters. I won't even let my friends in when it's a mess, let alone the buyers!

Hi, Jordon...most agents do the same things that buyers will do. If the pictures don't grab your attention, they don't take the time to preview on the off-chance that the house looks better in person.

Praful...that brings up a whole different blog...agents who list houses at the prices the sellers set even when they know it's way above market value and won't attract buyers. I market houses to sell. That's what a client is hiring me to do. If it's priced too high I cannot be successful for my client.
