When I do a market analysis for sellers, it's to help them understand the current value of their home. If despite the information I provide, the sellers want to list their home $100,000 above the market value, I know we have a problem.

First, it tells me that the sellers aren't really looking to me for my experience and knowledge of the real estate market. Second, I know that the house will sit on the market until the price is dropped sufficiently to attract buyers. If the sellers don't drop the price, buyers will assume they're not really serious about selling. Third, I want to be successful for my clients. I know I cannot do that if the house is not priced correctly. I'm not interested in putting a "For Sale" sign in someone's yard and having it sit there for months and month and months. It is true we market homes that are at a price that will cause it to sell.  Otherwise the marketing will do nothing.

I took overpriced listings when I was new.  Now I know, the time spent with an overpriced listing is good for no one!  Good post.  We are in the business to help clients buy and sell homes. You can't do that with an overpriced property.

Maria, some agents will do anything to get a listing, unfortunately, even if it doesn't benefit the seller or themselves.

So true, not only does it make you look bad but it messes up your numbers also. When you are working with short sale and million dollar properties is the only time I feel that it would be okay to have a sign in a yard for a while. Those properties take a little longer. Ron...you're right, some properties do take longer to sell and that's because their absorption rate is a little longer, but if they're priced rate they'll sell. Priced wrong and that sign is going to rot before the house sells! lol

Ronald...I agree. Some agents don't want to pass up business, but listing an overpriced home that isn't going to sell isn't good business.

Great post Nina.  If they don't listen to your advice upfront, I don't see any reason why they would change later in the process.  And, they are wasting your and their time.
