Meridian Idaho has always been an active area for real estate in the Treasure Valley. While the Boise Idaho Real Estate Market overall remains stressed, Meridian Idaho Real Estate shows signs of strength again in home values.

The following graphs depict average home values by quarter from the year 2005 to the 3rd Quarter 2011. The graphs seperate new home values compared to existing. These average home values easily depict how the Idaho Real Estate Market has changed over the last 6 years that we have been charting it.

Before we explore Meridian Idaho Home values, here is a report that displays average home values acorss Ada County Idaho.As you can see the last two quarter have seen an increase in average home values, indicating that we have passed the bottom. Excluding another recession or other major economic explosion, Boise Idaho may be into recovery in the real estate section. That being said, there is still  a large unemploment pecentage which continues to drive distressed property.

As you can see home values are still $100k below peak home values values from 2007.

Meridian Idaho Real Estate Report

They developed a lot of land and building lots in Meridian Idaho at the peak of the market but by 2007, signs of over construction started to show as home values started dropping. During the last two quarters, home values are sowing signs of getting stronger again.

This scenario has many factors but new construction has definitely seen signs of life. Subdivisions like Paramount, Bridgetower, Saguaro Canyon, Alpine Pointe and several others have been providing home buyers many reasons to consider new homes for sale.

While activity in home sales has been strong, unemployment and therefore distressed property still plague the Boise Idaho Real Estate market overall.
