Traffic these days is a miserable thing. People want to live near Metro so they can stay away from their cars. So, if you're looking to buy a house in a neighborhood that's convenient to the Red Line, search no further. I've got the skinny on the best neighborhoods within walking distance of Metro AND within the beltway:

NIH/Medical Center Metro: Since they closed access to NIH right after 911, your best and only access to the metro stop here is on the east side of the campus just off of Wisconsin Avenue. The closest neighborhoods include the north side of East Bethesda (aka Glenbrook Village), Locust Hill Estates, Alta Vista/Maplewood and Parkview Estates.

  • Glenbrook Village/East Bethesda is a great neighborhood with about 300 homes. Most of the houses started off as modest colonials and capes, but many have added sizable additions and/or been replaced over the years with new construction. Houses in this neighborhood start at roughly $600,000 and top off around $1,500,000. The average walk to metro can range from 5-15 minutes depending on the lights.
  • Locust Hill is a lovely enclave of older, more distinguished homes and larger lots. It's very hilly, and quite charming. Homes here also start around $600,000 (those backing or close to 495) and work their way up. I'm guessing there are roughly 200 homes in this neighborhood. The average walk to metro is approximately 10-20 minutes.
  • Alta Vista/Maplewood was developed a little later in the game and has some newer homes in the mix. Prices here are a little lower, starting in the mid $500's on up. Depending on where you begin your journey, the walk to metro will likely take anywhere from 10-20 minutes (for those east of Linden).
  • Parkiew Estates boasts the biggest schlep to Metro, particularly if you are tucked into the back streets. It hugs 495, Cedar Lane and the Naval Medical campus. Most homes in this enclave are brick splits or ramblers. There are approximately 100 homes in Parkview. Prices range from the low $500's to the low $700's. The walk to metro is approximately 15-25 minutes.

Bethesda Metro: Downtown Bethesda has really transformed over the years. It boasts over 160 restaurants within half a mile of metro. One can catch a bus directly to midtown Manhattan (on two bus lines!), and just blocks away one can find several leafy neighborhoods teaming with kids, dogs, parks, neighborhood associations, and schools. Included in this grouping are East Bethesda, parts of Chevy Chase, Bradley Estates, West Chevy Chase, Kenwood Forest, Edgemoor, Battery Park, Glenbrook Knolls & Glenwood.

  • East Bethesda is one of the more affordable neighborhoods in this collection. Homes start at $600,000 and top $2,000,000. It's got roughly 1,200 households (if you include Glenbrook Village). It borders the Capital Crescent Trail, Columbia Country Club, is within walking distance to Bethesda Chevy Chase High School and downtown Bethesda. The average walk to metro takes anywhere from 7-25 minutes.
  • Chevy Chase runs all over the map, but the portion west of Connecticut Avenue is within fairly easy walking distance to Bethesda Metro. This is an older, established neighborhood with larger lots, big colonials, neat farm houses, some capes and gorgeous bungalows. Prices start in the high $700,000's and top $3,000,000. Because it covers a wide swath, walk times can range from 5-30 minutes. Those living closer to Connecticut might consider the bus into town.
  • Bradley Estates is really convenient. It's an easy 10-12 minute walk to Metro, and an even closer walk to Barnes and Noble... the epicenter of downtown Bethesda. It's made up of only 3-4 streets. Homes can begin in the $600,000's and top $1,000,000.
  • West Chevy Chase. This nice area, just south of Bradly, is centered around Norwood Park which offers up playgrounds, tennis courts, soccer and baseball fields and an unofficial dog park. It feeds into the Somerset Elementary school, which is within easy walking distance and covers grades K-5. Houses here start in the mid $700,000's and top $2,000,000. Walk time to metro ranges from 15-25 minutes.
  • Kenwood Forest is made up mostly of townhouses which sell in the $525,000 - $700,000 range. The townhouses typically offer up 2-3 levels of living with 2-3 bedrooms. The average walk to metro takes anywhere from 15-20 minutes.
  • Edgemoor is a lovely neighborhood full of larger lots and exceptionally large homes (though it runs the gamut, like any neighborhood). Homes here start at about $1,000,000 and top $5,000,000. Tucked behind the Bethesda Library and Sidwell Friends School, the walk to metro can range from 7-20 minutes.
  • Battery Park is a neat old neighborhood with twisty roads (rather, they're not on a grid, so I'm always getting turned around). Houses can start as low as $700,000 (though that's the exception) and top $2,000,000. Average walk time to metro is 10-25 minutes.
  • Glenbrook Knolls/Glenwood is one of those neighborhoods that can go either way.... to Bethesda Metro or NIH Metro. We'll lump it with the Bethesda crowd for now. It is also one of the more affordable neighborhoods made up mostly of older brick colonials ranging in price from the low $600,000s on up. It's bordered by NIH and Old Georgetown Road and probably has about 100+ households. Walk time to metro takes about 12-20 minutes.

Friendship Heights Metro is located at Wisconsin and Western Avenues, right along the District line. Friendship Heights has gone trough it's own little explosion and has some upscale eateries, shopping centers, and even a Whole Foods. Included in this "walk-to" group are Somerset, Friendship Village, Brookdale, Chevy Chase Village, Friendship Heights & Crestview/Greenacres.

  • Somerset was founded in the early 1900s with 33 frame Victorians which were built on spec. It now is home to over 400 households. The balance of homes are mostly splits, ramblers and some new construction. Prices range from $800,000 to over $2,500,000. Walk time to metro ranges from 10-25 minutes.
  • Friendship Village is made up almost entirely of large apartment buildings (including the Elizabeth, the Carlton, Somerset House, 4620 North Park and the Willoughby) a vibrant town hall/rec center and commercial space. Prices range from $150,000 to $1,600,000. A neighborhood bus will run you to grocery stores and metro, though the walk is quite quick, ranging from 5-10 minutes.
  • Brookdale is an incredibly convenient location, tucked just inside of River Road and Western Avenue. You'll find a lot of brick in Brookdale, plus a nice neighborhood Park. Prices start around $750,000 and head up to around $1,500,000. Walk time to Friendship Heights metro is 10-20 minutes.
  • Chevy Chase Village is a lovely collection of homes bordering the District. Prices typically start at $1,000,000 and head on up to $3,500,000. A few network anchor types are known to live here, and there is an incredibly varied and handsome collection of homes to be found in the Village. Walk time to metro ranges from 8-25 minutes.
  • Friendship Heights can be found in the district. It's an eclectic mix of townhomes, old stucco, Victorians, colonials and bungalows on large and small lots. The famous Rodmans, an international grocery/pharmacy/wine store is located on Wisconsin Avenue... a must see for all. Prices range from the low $300's (apartment) to $1,400,000. Walk time to metro ranges from 5-20 minutes.
  • Crestview/Greenacres is located just off River Road, and is the furthest in the group to metro. It is a comfortable mix of small bungalows, old farmhouses, brick colonials and capes. A 2-bedroom bungalow recently sold in the low $400's, but new construction can cost you $1,700,000. Walk time to metro: 15-25 minutes.

Tenleytown-AU Metro is located just inside the district line in what was once a trolley town at the turn of the century. It's the closest metro stop to American University which is home to roughly 10,000 undergraduate and graduate students. Neighborhoods served by Tenleytown-AU metro include Tenleytown, AU Park, Wakefield/Chevy Chase and North Cleveland Park.

  • American University Park covers a wide swath of land and is bordered by Mass Ave, Wisconsin, Nebraska and Western (roughly). One bedroom condos start in the high $300's and single family homes stretch up to $1,750,000. Typical to the area, you'll find a lot of brick colonials interspersed with some ramblers, the occasional split, and capes. Walk time to metro varies widely, and can range from 5 to 35 minutes. Some bus options exist, particularly along Massachusetts Avenue.
  • Chevy Chase/Tenleytown is made up primarily of townhouses, condos and single family homes. Back when I lived there, it was known primarily as Tenleytown... not sure when the CC snuck in? At any rate, 1-bedroom condos start in the low $300's and single family home sales have approached $1,400,000 in the last year. Walk to metro can be 5-25 minutes.
  • The Wakefield/Chevy Chase triangle is bordered by Nebraska, Connecticut and Albemarle. High $300's for condos. $600+ buys you an entry-level single family home, and the high end has run $1,300,000 in the past year or so. Walk time to metro: 5-20 minutes.
  • North Cleveland Park is a lovely part of town developed in the late 1800s through the 1940s. Prices in this part of Cleveland Park range from $450 to the high $900's. You'll find a lot of semi-detached homes here along with a fair amount of single family brick homes. It's close to Z-Burger, which is a recent favorite family find. Perhaps the best burger in NW DC? Certainly a front runner! Walk to metro in 5-15 minutes.
