In addition to the items listed above, there are other great advantages to homeownership. One of the most important comes when it is time to sell. With a principal residence that you have owned and occupied for at least two of the past five years, you are able to earn you up to $250,000 tax-free for IRS purposes on the sale of that house. That’s if you are single – BUT if you are married that tax advantage doubles to $500,000 tax-free.
You do not need to re-invest, and you don’t have to be 55 years of age. The tax rules were changed in 1997 to enhance the benefits of homeownership for you. |

Larry - This current time offers an incredible window of opportunity for homebuyers. Low prices, good inventory, low interest rates. What's not to love!
William - As has been the case with these current times, the middle class has taken it on the chin. Homeownership with it's interest deduction has traditionally been one of those tools that has helped the middle class in the past. If the "super committee" caves to special interests (as politicians usually do), then I too worry about what will come with the committees handiwork. The clock ticks. Just a few more days left until the end of the month. Will they come to good resolution or not!

Mryl, I bought my first home at the tender age of 26 with money that I received from someone running into me in a car accident! It was a private contract back in the early 80's, a dirty deal, but I learned and I LOVED being a homeowner. I have bought and sold many since (long before getting into real estate) and I did most of it as a single woman. SO.... people CAN do it. It's the best investment you can make, besides in yourself, and I firmly BELIEVE THAT.
Gayle - I was 24 when I became a homeowner. I was a bride back then. We had a little money (not much). But we managed to pull a few hundred dollars from our parents for a down payment. We assummed the old FHA loan (you could easily do that back then). And we moved in. We paid our parents back within 6 months. The house was just 7 years old, but hadn't been really cared for during that time. We put in carpet, painted inside and out, and bushwacked the landscape. We were there 3 years, built up a little equity and moved up. My current home, I bought as a single gal. It was a cosmetic fixer too. But I've added on, improved, and made it comfortable over the years.
