Both a buyer and a Realtor’s first introduction to a home is on the MLS specifically in photos. I have a buyer currently who has one request - a killer kitchen. Statistics show that not only do women have the biggest influence when buying a home but when it comes to the kitchen they want the best.
So my kitchen loving buyer and I prepare for our next outing by spending hours on the MLS looking at photos of listed homes, mainly kitchen photos.
No photos? Next. No photos of kitchens? Next. Homes with ugly kitchens? Next. Photos are critical to selling a house and few or no kitchen photos could be a deal breaker. There are 2 homes on the market in Chandler that I get the most requests to view. They are in the WORST neighborhoods but, you guessed it, the kitchen photos are gorgeous.
Bottom line. Take a lot of kitchen photos. Tell a story with your photos. What rooms are off the kitchen, what are the views from the kitchen, is there a pantry, what do the granite countertops look like? And don’t forget flooring, lighting and appliances.
If you are listing your home with a Realtor have them show you the photos that will be presented on the MLS. They should also give you advice on staging the kitchen before any photos are taken.
Buyer’s agents are busy showing homes and choosing those homes takes time. My client wants a great kitchen and if your listing has that killer kitchen in photos we’ll be stopping by to see it. If not.....NEXT!
