‘tis the season’- Emotions Sell

We know a Seller has 90 seconds to impress a Buyer. Whether they Google your address on Trulia, or physically drive by, their initial reaction can be the difference between an offer before New Year’s or before next summer.

Real estate staging is a unique, ‘design-to-sell’ technique. Staging for the masses is not enough. Staging today should set a scene that triggers a buyer’s emotions.

 

Lets assume Buyer and Realtor have selected a list of homes online that meet their criteria. Location, pricing, square footage, age of home, are comparative. All homes have been de-cluttered and deep cleaned. Cosmetic or mechanical repairs completed. It’s a level playing field. How can you position your home apart from the others?

Emotion. Creating a ‘call to action’ by adding some well thought-out props or vignettes will help buyers feel connected to the property. Once they’ve connected, they’re committed, with an offer soon to follow.

§ Start at the curb. You’ve painted your front door a stellar, complementary color (if not read Selling Your Home? 5 Easy Ways to Make a Stunning First Impression.) and added a new doormat. Winter can be a tricky time for staging outdoors. Try river birch or willow branches, pine boughs, any natural element from your backyard that add interest and texture. Welcome buyers inside to see more.

 

Showcase Architectural Features 

§ Invite buyers to linger at an attractive view with a great accent chair, warm lighting and a chunky, textured throw they want to touch.

§ Gleaming hardwood floors are instantly highlighted by a dramatic area rug that complements and anchors your furnishings. Orientals, in good condition, are classic as long the colors are not outdated. Graphic, contemporary rugs offer high-impact, if they enhance the home’s décor and color palette.

§ Quartz and granite counters should include under-cabinet lighting. Entice their senses with a bowl of fresh lemons, a warmed-up apple pie, or hot cider, coffee and pumpkin bread.

§ Master Bathrooms - think spa experience. Fluffy, white towels, orchids, aromatic candles, french-milled soaps.

§ Master Bedrooms should be “master or missus worthy”. Invest in new bedding – a downy white comforter and a few, colorful accent pillows.  Feature vaulted or tray ceilings with tasteful, large-scale artwork.

§ Offices are a fantastic opportunity to heighten a buyer’s visual sense. Maps, globes, travel photography can send them in a daydream. Just remember to edit.

§ Treat back decks and patios similar to the front. Stage your table or firepit to appeal to the entertainer’s spirit.

Take action before you list the property to help buyers not only see the best features, but to emotionally see themselves living there.

Emotions are such a part of the buying process even though they should be held in check at some point (you are buying a house - not a puppy!). Nice points to trigger the emotions, for sure!

Excellent tips Kim! Targeting the demographic & creating the lifestyle they envision is the "new" trend in home staging. While it is important to appeal to a number of buyers and present a move in ready home, with more and more sellers nnderstanding "basic" staging principles - it's important to set your home apart from a sea of potential vanilla ones.

Kim - I absolutely agree.  Staging has gone to the next level.  It's time to really dial in the buyer and speak to them through items/layouts in the home that will speak to their emotions.  Buying a home is an emotional process.  How many times have we heard "I fell in love with that house"?  I love that you're such a forward thinking Stager!

Kim - anything that can warm up a house and make it feel like the buyer's home is a job well done. That said, we always want to highlight the home's architectural features first and foremost. Adding emotional connections also goes a long way when selling. Our goal is for buyers to see THEMSELVES living in the home and I love the creativity that goes into creating that feeling! Very good point about not neglecting outdoor spaces - they reign supreme in today's market! Great post on staging!
