Short sales are sold in AS IS condition. Some sellers are able to make a few repairs, however, the seller's bank is requesting addendums that state the seller will make no repairs.
Recently, I had a home inspected and the roof has hail damage. Without the replacement, the buyer's lender will not loan the money to purchase the home. Fortunately for the buyer and seller, the insurance company has agreed to make the repairs.
Our MLS states that the 10 day window for inspections start once the buyer receives notice of the seller's lender approval of a short sale. But had the buyer inspected the home within the first 10 days of the contract, these repairs would have already been completed and we would not be having this problem.
Contrary to our MLS contracts, getting a home inspection out of the way will only help the buyer keep from changing their mind once an approval is received.
