Sometimes you walk in and you just know! The house is in the perfect place and in the perfect condition and the price is there too! I experienced this when I bought my first home, a beautiful Craftsman bungalow. I just had to have it! A home may look like just a shelter. It may appear to be just a pile of wood or bricks with assorted nails. But what it represents is something different. It represents a lifestyle and a backdrop for many happy memories!

 

So if you think that you have found the one don’t just sit there make an offer. I am working with a young lady that dallied to long. We found the perfect house for her in the area she wanted. We left that day and she wanted to think about it. Over the course of a weekend this home had a cash offer on it! Since that time we have looked at dozens of homes that have not held a candle! So if you just know in your heart then get on the ball because someone else just like you could be right around the corner. So if you have that feeling of nervous excitement and the house just seems to touch you at your very core you could very well have the FEVER!

I have experienced it  myself, several times, AND I too have dallied on 1 occassion and lost a desired home. WE see it all the time. People are often lured by the fact that many homes sit on the market for a period before selling, and think the one they want will too. Yep, maybe it will. But if it's the right home why risk losing it?

I hate it when that happens.  Most times I tell them we can put in an offer, if you change your mind we can back out & the most you will lose will be $50-$100 if we asked for an option period, which I always do!

Richie- I guess for me if I really want a house in a certain place or a certain house that is a go and do it right now. But cars and other such stuff if it is not unique then I will haggle!

Anthony- That is for sure! I try to warn people and let them know that there is going to be a tipping point. The point where everyone else will think it is a good buy and go for it too but people don't really grasp it until they lose one or two!

Why do so many not learn to listen to what their gut and heart tell them. With a little experience and age, one thing I have learned, I don't lie to myself. If it is perfect, buy it!! That is especially true for a home being what it represent to many of us.

Many buyers think the one might be the next one they see so they hesitate.  That can cost them the real one. 

You always need to be prepared and that first step is getting your lending pre approved so you can be ready to make an offer when the one is there.

I have a couple who want to make an offer tonight but have not talked to a lender yet.  I had told them on our first meeting no one will take their offer seriously without the pre approval letter.  Yet today when I asked they have not talked to a lender yet.  Sent them info on lenders again so hopefully .,,

Curtis- As I have gotten older I have learned to follow my intuition as well. I still overanalyze just not houses! Maybe this is because I know houses!? 

 

Faye- The constant uphill battle to get people to the lender! Isn't it fun! Well hopefully all goes well and they can even get a loan and for the correct amount!

They will only let it happen once. But for some, once is just too many...nothing else will do. So disappointing when it happens.
