A List that Might Help Sell that House.

This blog post was inspired by Kathy Streib's recent featured post on post-it notes and from my personal experiences with selling many homes and as a professional home stager in Oakhurst, California.

Recently, I did a blog post on the use of seasonal photos to be shown at a listing for potential buyers to see and this list should be there beside the photos...with enough copies for all potential buyers to take with them.

Suggestions for what might be included on this list could be, (but not limited to):

Features of this home:

1) Extra insulation throughout, not just standard.

2) 2 x 6 construction in all exterior walls

3) Low E windows

4) Continuous hot water loop

5) Built in vacuum system.

6) Water filtration system.

7) On demand water heater

I would further suggest that it would be best to include a photo of the exterior of the house at the top of this list, the address and the listing agent contact information. When potential buyers get home and start looking through the papers that they've collected at a multitude of homes, this list could be a real selling feature that they might not get from others.

I know that most MLS listings do not include these features and for many they are important items. I'm sure that you could think of many more to add, particularly energy saving but "hidden" features.

Hi Ginger ~ what a great idea as an additional marketing tool for potential buyers. They might also be interested in things like a security system, energy-saver appliances, & average monthly utility costs.

Hi Maureen, when I mention this to sellers they are usually surprised that their RE agent didn't make this suggestion. IMO the sellers should do everything that they can to make their home stand out from the competition. Thanks for commenting and for your suggestions!!

Hi Ginger. When we purchased our first home the sellers of our home did this and we loved that we could take something home with us and read about all of the lovely features the home had to offer. No one else did that and so it did stand out...and here we are 14 years later!!

Hi Ginger--what a great idea. I think anything that adds to energy efficiency would be a plus. Also, here we have a 50-year warranty on our roof and I think that is a huge bonus.

Valerie, it's good to hear that it's SOP for your business. The cost is why I suggest the sellers produce it and leave it out. This way it's up to them to make sure copies are available and they have more to gain so why not leave it to them. Thanks for sharing what you do.

Good additions Janice. I wouldn't suggest anything too lengthy as it might be too much for potential buyers but if it could add value then put 'em on there.
