Gold Coast Inspections of Coral Springs is now offering a "Seller's Survey" in efforts of identifying defects that may show up on a Buyer's inspections report.  This informal walk-thru conducted with the homeowner allows the owner to view the property from the eyes of the potential buyer and buyer's inspector.

"This is a valuable service to the homeowner," states David Manley, Owner of Gold Coast Inspections, " it allows the seller to become aware of defects associated with the home, and address them prior the the seller inspection without having the formality of a full written report."

With inventory as a staggering level and the average listing sitting on the market for over six months, sellers need all the help they can get.  This non-invasive walk-thru allows the homeowner to walk the residence with the inspector, taking notes as the inspector probes various systems and components. 

"Sellers have had a hard time dealing with the market change," adds Mr. Manley, "getting top dollar for your home is impossible if it isn't in top notch shape."  Unlike a formal inspection costing in upards of $300-400, this $149 consultation is an informal approach to identifying possible defects that could adversely effect the deal.  In today's market, buyers aren't worried about the small things because pricing is in their favor.  But the larger issues are coming up in most pre-purchase inspections.  Roofs, HVAC systems, major plumbing and electrical are causing deals to fall short.  In addition, the damages caused by the last hurricane seasons are causing concern as well.
