My clients had contacted me back in July about listing their home.  Deep in foreclosure, and going through the State of Connecticut mandatory foreclosure mediation, they had come to the conclusion that the best way forward was to pursue a short sale, and chose me as their Connecticut short sale Realtor.

We met up, felt comfortable working with each other, and got right to work on the documentation for the short sale process.

We were able to secure a strong buyer after just under 2 months on the market and a couple of price reductions.  After submitting the full package, we had an approval from Provident Funding and Freddie Mac in 28 days!

 

The numbers:

 

Amount owed - $200,000

Sales price - $120,000

Allowed closing costs - $13,500

Net to lender - $106,500

 

Debt forgiven - $93,500!!!!
